If you are serious about buying at Auction you should prepare yourself in advance by obtaining the Auction Pack from the Auction House. It is normally recommended that you contact a solicitor to check through the contents of the Auction Pack so that they can advise you of any potential issues which could cause you problems of a legal nature if you are successful at the Auction.
You should remember that a lot of properties are put into Auction because it has been difficult to sell them on the open market due to an important defect. The Seller is hoping that someone will buy the Property without reading the Auction Pack properly and so not be aware of the problem. If this is the case then the problem becomes the new owners!
A solicitor would charge for the work taken to check the documentation, and will usually need to take time in opening a file and checking your identification before actually carrying out any work on your behalf. Often you would be expected to visit the solicitor's office to provide the necessary documentation they need to satisfy Law Society checks. This is often frustrating for a Buyer as it is likely that you will need the information quickly in order to determine whether to bid for a specific property and importantly, how much you should pay for it.

You will then be asked to contact the Auction House and ask them to e-mail the Auction Pack for the Property to us and once we receive this we will let you have the Auctus Legal Report by e-mail within 48 hours. We will of course endeavour to deliver the Auctus Legal Report to you sooner than this and at least 24 hours before the Auction is due to take place.
If you would prefer, (for a small additional charge), we are able to obtain the Auction Pack from the Auction House on your behalf and we can also send a hard copy of the Auctus Legal Report to you by post for your records.
