We know that most people do not have the resources to buy properties at Auction for cash. The majority of successful bidders will require some kind of mortgage to be able to complete the purchase of the property if they are successful at Auction.
Given the short timescale in which completion should take place when you have bought at Auction, (usually 28 days from the date of the Auction), it is very important that you arrange your mortgage finance as soon as possible.

The restrctions, obligations and requirements of a Landlord are now more onerous than ever, and it can become expensive if you do not comply with the current legislation. As an example, if you do not put your Tenant's Deposit in a properly Regulated Tenancy Deposit Scheme, you will automatically be liable to pay monetary compensation to the Tenant of 3 times the Deposit!!
We therefore highly recommend that you find out as much as possible about these obligations and requirements on you as a Landlord before they end up costing you compensation or lost rental income.
